CapAtlas combines public housing, census, listing, crime, school, and commute data into transparent, documented metrics. It is independent and not affiliated with any listed data provider.
CapAtlas Score
The proprietary 0-100 score combines safety, income potential, schools, commute, outlook, market liquidity, growth, housing stock, and data confidence. Market liquidity equally considers selling speed, new listings, inventory rate, and population density. It is a screening signal, not an appraisal or investment recommendation.
Market Balance
The 0-100 index summarizes growth momentum, local population or migration signals, and safety context. Its calibration is internal. It is a screening signal, not an appraisal, forecast, or investment recommendation.
Schools and commute
School Opportunity is anchored by nationally comparable Stanford SEDA K-8 public-school achievement estimates joined to NCES EDGE locations, with smaller samples stabilized toward the national result. For ZIPs, stronger nearby schools and distance-weighted school availability can provide a limited optionality boost, including schools just outside the ZIP boundary. School Access measures distance-aware availability for ZIPs and population-adjusted availability at larger levels. Commute Ease combines shorter average commute time with the share of commuters traveling under 30 minutes from Census ACS. Proximity does not establish attendance eligibility, so buyers should verify the schools assigned to a specific address.
Buyer analysis
Compare organizes saved locations. Buyer estimates property-level affordability using editable price, income, rent, tax, insurance, HOA, repair, mortgage, and closing-cost inputs. Your profile salary replaces the area median-income fallback unless you override it for a property. Buyer projections increase entered rent by 3% each year while holding entered ownership costs constant, so future expense inflation should be stress-tested separately. A pasted listing URL is used only to identify the address; CapAtlas does not scrape listing websites. When configured, a limited third-party property-data lookup may prefill listing facts including a reported HOA fee. Fixed payments include principal, interest, property tax, and home insurance; they exclude PMI, HOA, and repairs. These estimates are planning aids, not lending decisions.

Data Provided by Zillow Group. Additional public sources include Redfin Data Center, Realtor.com Research, US Census ACS and PEP, NCES EDGE, Stanford Education Data Archive, FBI Crime Data Explorer, city open-data portals, OpenStreetMap, and CARTO. Buyer address suggestions use Photon and OpenStreetMap; the optional property lookup uses the US Census Geocoder and RentCast when configured.
Fallbacks
Crime values use public crime data. Every zip receives the best available estimate: local open geocoded or ZIP-coded classified offenses where available, smoothed toward matched FBI metro or state rates when the offense sample or resident-population denominator is small, then a ZIP-specific modeled proxy. County crime estimates aggregate those ZIP estimates using population weights. Local classification follows FBI violent and property categories and excludes simple assault from the violent rate. The modeled proxy varies by ZIP using public ACS/Gazetteer signals such as income, home value, vacancy, rent burden, population, and land area. Zip crime badges show A for high-sample local rates with a stable population denominator, B for smoothed local rates, C for modeled ZIP proxy, D for unmodeled metro proxy, and E for state fallback. Metro crime uses principal-city police agency rates when available.
